Buying your first home can be exciting and amazing, and scary. But knowing the common mistakes of first-time buyers will ensure you don’t make the same ones, and can help make the transition to “New Home Owner!” that much smoother.

1) Spending Too Much

It’s important to be realistic about what you can afford. The final sale price isn’t the only cost to take into account when owning a home. Houses come with plenty of bills like heating and property taxes, future renovations and occasional unforeseen costs like burst pipes or city trees needing to be trimmed.

What you can do about it: Take a close look at your finances. Be aware of your current fixed costs and always leave some breathing room. Ask the homeowners what they spend in a year on their bills so there aren’t any surprises. Canada Mortgage and Housing Corporation has plenty of useful online budget calculators to help. As a general rule your monthly housing costs (mortgage, property tax and heating expenses) should be no more than 32% of your gross monthly income.

2) Spending Too Little

Yes, this can also be a mistake! If you spend too little on a home that you’ll outgrow quickly, you’ll incur the expense of moving (which can be quite pricey) perhaps before you need to.

What you can do about it: Think ahead. Are you planning on starting a family soon? Will you outgrow the house? Perhaps stretching your money a little bit to stay in a house for longer is a more sound financial decision.

3) Buying With Your Heart

Sure the house is gorgeous, fully renovated and painted your favourite shade of cream and has an ensuite bathroom for every bedroom. But it’s on a busy road and you have three young kids and two cats who like to run outside.

What you can do about it: Be smart! Visit the house at least twice (you’d be surprised at how your opinion can change on a second and third visit) and think critically. Go through every aspect of the house, every room, every floor, its location and neighbourhood and really try to picture yourselves in the house for years down the road.

4) Missing Hidden Closing Costs

The final sale price of the house isn’t the only cost of buying a home. There are many “closing costs” that should be taken into account when deciding what price range you can afford. Your realtor’s commissions, lawyer fees, transfer taxes and moving costs can all add up.

What you can do about it: Closing costs can be anywhere from 1.5-4% of the final sale price, so be aware and take this into account when determining your budget.

5) Not Doing Your Research

Blindly buying a home can be a big mistake. Whether you’re paying too much attention to your realtor and family “who just LOVE the place!” or are feeling the pressure to make a quick buy, moving into a house that hasn’t been thoroughly vetted can be a big, expensive, regretful mistake.

What you can do about it: Do your research! And do it first-hand. No realtor or family member can know exactly what you want more than you. Spend a day walking the neighborhood, learn about your neighbors, research the local school and visit the parks. As for the house itself, get an inspection report. These can uncover unseen things like termites and flooding, two expensive undertakings.

Buying a home is exciting and daunting. But doing your due diligence can make the process a little easier, and get you into your dream home with (little) stress.

Fighting The Never Ending Battle Of Deforestation

Over the years, the thick vegetation that was covering the countryside of Uganda has gone down by almost 50%. Every year, the country loses a huge chunk of forests is lost to encroachers which has created an imbalance in the weather seasons that Uganda experiences throughout the year.

There are of course several reasons that have led to the encroachment:

Land grabbing, population increase that have started destroying one of the most diverse ecosystem on the continent.

Between the early 90s and 2000s, Uganda has lost over 5 million hectares of forest cover throughout the country which number increases by the year.

Most of the forest reserves are handed over on a silver plate to future investors that have squandered away the forests and destroyed the rest around the factories with the residue from their activities.

In any healthy environment, there has to balance between the carbon dioxide and Oxygen compounds. Trees help and can assist prevent catastrophic climate change by absorbing carbon dioxide which is mostly stored below the ground within the roots and exhaled by human beings. The National Forest Association and the other concerned bodies in charge need to take a stand and educate several Ugandans as to why the forests shouldn’t be cut down. The laws put into place should also be also properly implemented and understood by the people.

When They Say Drink Responsibly, This Is What They Mean

Everyone talks about drinking responsibly but it can be hard to know exactly what that means in practice. Uganda Breweries Limited through its Red Card responsible drinking Campaign advises that learning about ways to keep your alcohol intake in check can be the first step in learning to drink responsibly. But there are a number of things to consider including taking personal responsibility and seeking outside help.

Here are a few tips from the Red Card Campaign on responsible drinking.

Keep an eye on what you’re drinking.  Find out about what a standard drink is and use that as a way of keeping track of how much you’re drinking. Think about the alcohol content in each drink you consume and make sure that you’re spacing out the time between your drinks. If you’re drinking shots, remember that spirits often have a high alcohol content. Make sure you leave enough time between shots to feel the effects of the first one before shooting the next one. Also, drink water between your drinks to help you keep hydrated.

Don’t drink and drive: This one kind of sells its self. Do not drive under the influence of alcohol. Think about how you are going to get home before you go out. Grab a cab or designate a driver, Alcohol is a depressant drug which slows down your reaction speed, which means if you need to think and act fast, you probably won’t be able to.

Avoid mixing alcohol and other drugs. The impact of mixing alcohol and other drugs (whether medication or recreational) is pretty serious. Not only can you not anticipate the effect it will have on your behavior, it will most likely make you pretty sick. There are no safe combo’s when it comes to alcohol and other drugs, so it’s better to just stick to one or the other.

African Airlines Connecting The Skies In Africa

For most frequent travelers, it is not just about how fast they can get to their destination especially when flying but it is about quality of the service offered after booking, on flight and of course upon arrival.

In most cases, there are airlines that will make their passengers feel very welcomed on their journey but have the worst polices and after services such as instances when one loses their luggage and ends up vowing not to use the airline due to negligence.

4 Reasons You Should Eat Plenty of Watermelon

Big, sloppy slices of watermelon served at a picnic table are the quintessential summer snack—sweet enough to be dessert but, as several recent studies remind us, good for our health as well. (And only 84 calories per wedge!). The four reasons below explain why you should eat plenty of it.

1. It soothes sore muscles

According to a new study in the Journal of Agricultural Food and Chemistry, drinking watermelon juice before a hard workout helped reduce athletes’ heart rate and next-day muscle soreness. That’s because watermelon is rich in an amino acid called L-citrulline, which the body converts to L-arginine, an essential amino acid that helps relax blood vessels and improve circulation.

The study’s seven participants, all men, were given 17 ounces (500 mL) of either natural watermelon juice, watermelon juice enriched with additional citrulline, or a placebo drink an hour before their workouts. Interestingly, the natural juice was just as effective as the enriched juice. The researchers also determined that intestinal cells can absorb more citrulline from watermelon juice than from citrulline supplements, especially when the juice is unpasteurized.

2. It helps heart health

Postmenopausal women experienced improved cardiovascular health after six weeks of taking commercially available watermelon extract supplements containing citrulline and arginine, according to a study published earlier this year by Florida State University physiologist Arturo Figueroa.

And in a 2012 study—also led by Figueroa—such supplements helped alleviate high blood pressure in obese, middle-aged adults. (Not surprisingly, he’s received two grants from the Watermelon Promotion Board.)

3. It could be a natural Viagra

Improved circulation can benefit more than just the heart, as at least one watermelon researcher has pointed out. But you’d probably have to eat an awful lot to achieve the desired effect and eating too much could cause unfortunate side effects, since it has long had a reputation as a natural diuretic.

4. It’s rich in vitamins and minerals, but low in calories

Given its name, you might assume the fruit has little nutritional value—and it is more than 90 percent water. But a 10-ounce (300-mL) wedge in about one-third of the recommended daily value of vitamins A and C, as well as a modest amount of potassium (9 percent of the daily value).
